If you’ve been hearing that the Northern Virginia real estate market is changing, you’re right.
But the story is more nuanced than simply saying the market is slowing down—or that buyers suddenly have the upper hand.
The latest Northern Virginia Association of Realtors® data shows that active listings increased 18.5% compared with August 2025. At the same time, closed sales declined 8%, while the median sold price increased 2% to $765,000. Homes averaged 26 days on the market, essentially unchanged from the year before.
So what does that actually mean for homeowners and buyers in Reston and throughout Northern Virginia?
Buyers Have More Choices — But Not Everywhere
One of the biggest changes is inventory.
Buyers looking at condos, townhomes and other attached properties have considerably more options than they did a year ago. Attached-home inventory increased nearly 40%, while condo inventory rose nearly 45%.
But detached homes tell a very different story.
Detached inventory actually decreased 8.5% year over year.
That distinction matters enormously in a market like Reston, where the property type, neighborhood, setting, lot, views, renovations and lifestyle can dramatically affect demand.
More inventory does not automatically mean every seller needs to lower their price.
And it certainly doesn't mean every buyer suddenly has unlimited negotiating power.
It means buyers are becoming more selective—and sellers need to understand exactly what makes their property stand apart.
The Market Is Becoming More Property-Specific
For years, Northern Virginia homeowners became accustomed to a market where desirable properties could generate immediate attention simply because inventory was so limited.
Today, there is more opportunity for buyers to compare.
That changes the game.
A home that is beautifully prepared, correctly priced and strategically marketed can still stand out quickly. A home that misses the mark on presentation, pricing or positioning can sit while buyers move on to other options.
This is especially important in the luxury market.
At higher price points, buyers aren't simply comparing square footage and bedrooms. They're comparing lifestyle, architecture, location, views, finishes, privacy, condition and the overall experience of the property.
That is why a one-size-fits-all pricing strategy doesn't work.

Reston is a perfect example of why local knowledge matters.
A waterfront home on Lake Thoreau is not competing in the same way as a townhome near Reston Town Center.
A beautifully renovated home in North Reston has a different buyer profile than a dated property that needs significant work.
